Michael J. Tramontin, President and CEO
Prior to becoming President and CEO of De Miranda Management in 1998, Mr Tramontin amassed a wealth of real estate development and property management experience. From 1982 to 1997 he owned a major provider of coin laundry equipment and service to the Southern California apartment industry. Under his direction the company grew from 13,000 machines to more than 42,000 in 10,000 locations, the third largest in the state of California, at the time he sold his interest.
Mr Tramontin also served as the designated broker officer of Realty Bancorp, a property management firm he incorporated, from 1986 to 1991. During his tenure there, he negotiated leases primarily for commercial office buildings and restaurants, and also was responsible for the management of the Trillium office and restaurant complex development in Woodland Hills, California. He was also Vice President, General Counsel with Emblem Development Corporation, an Orange County residential real estate developer; and from 1976 to 1980 he was a practicing attorney with the Beverly Hills law firm of Ball, Hunt, Hart, Brown & Baerwitz, where he specialized in real estate, securities, and corporate law.
Mr Tramontin has been a member of the California State Bar since 1975 and a licensed California Real Estate Broker since 1981. He has participated on numerous national, international, and local trade association boards of directors and committees. In those capacities, he has also served as chairman of two international trade association conventions and has been a frequent speaker at various real estate industry seminars and workshops.
Mr Tramontin earned both his undergraduate and law degrees from Loyola University of Los Angeles and his Master of Science degree in Finance from California State University, Los Angeles.
Thomas F. Tramontin, Vice President Property Management Services
Tom is the Vice President of De Miranda Management. He oversees a team of asset managers and onsite resident managers for the operations and physical condition of the entire De Miranda portfolio. In his years at De Miranda, he has facilitated the takeover of operations on all acquired buildings. He came from a background in real estate by way of senior housing at Renaissance Senior Living and learned residential property management while underwriting acquisitions at JRK Properties and Wesco Properties. Tom graduated from Boston College with a BS in Business Administration with a Finance Concentration.
Nicholas M. Tramontin, Vice President Maintenance and Construction Services
Nick is the Vice President of Maintenance and Construction Services at De Miranda Management and heads up NuWay Construction, De Miranda’s maintenance and construction division. He manages a team of 18 maintenance technicians that service all of De Miranda Management’s properties and coordinates all construction related work ranging from minor maintenance issues to large scale construction projects. Before joining the De Miranda team, Nick was an Explosive Ordnance Disposal Officer in the United States Navy. Here he served in a variety of roles, including managing a $15 million warship budget and stores, heading up research and acquisition for the future of the Navy’s Contaminated Water Diving Program, and leading an EOD Platoon on an overseas deployment. Nick graduated the United States Naval Academy in 2002 with a BS in Economics and has advanced military schooling in a variety of operational fields.
Anthony Fitzgerald, Vice President of Asset Management
Tony is the Vice President of Asset Management at De Miranda Property Management. He has been in the property management business since 1987 in seemingly every possible capacity. He has been with De Miranda Property Management since 1999. Tony has extensive experience with the Section 8 program, property site inspections, rent collection, dealing with unreasonable residents, and has personally leased thousands of rental units.
