The leasing industry takes the leasing commission upon execution of the lease. Not at DMM. The landlord pays the commission out of the rent collected.
Other Brokerages also require an exclusive listing. All too often, the Brokerages do not properly work up a listing because they have the exclusive right to list the property.
Our leasing program is different than others. We hope to manage and lease commercial properties for our owners for the next 40+ years. We take our commission and management fee monthly, while the tenant pays. If the tenant defaults, we stop collecting our commission. Thus, we as a brokerage take the risk of a tenant defaulting which drives us to find a good tenant for our owners.
DMM does not require an exclusive listing agreement. If we successfully fill the vacancy, then we expect to be paid our commission.
DMM leasing advertising properties on Loopnet.com, post a sign, and use other methods common in the industry. We also respond to inquiries with a sense of urgency that results in filled vacancies.
