A History of Success

Since its founding in 1970, DMM Management has grown from the remodeling and management of a single one-bedroom home in Hermosa Beach -- and a single employee -- to become one of Southern California's fastest-growing property management and leasing firms. Today our staff oversees a portfolio of thousands of apartment units, as well as single-family homes and commercial properties located throughout the region.

We work with individuals, partnerships, lenders, trustees, receivers, and other property owners to protect their investment, by making sure their properties remain in top-quality condition and performing to expectations in the most cost-efficient manner possible. Many of these owners have been DMM clients for ten, twenty years or even longer.

 

DMM is owned and operated by real estate professionals with more than 100 years of combined experience. Trained, licensed and bonded we are actively involved in such organizations as the Institute of Real Estate Management, Associated Housing Management Assn., the Apartment Assn. of Greater Los Angeles, the Apartment Association/California Southern Cities, the Associated Housing Management Assn., Loopnet and the California Dept. of Consumer Affairs. We are thoroughly versed in all federal, state and local laws and regulations governing property ownership and management. More importantly, we are actively involved in the communities in which we live and work, so we are in close contact with the unique needs, housing demand and economic conditions of virtually every neighborhood we serve.

Another strength offered by DMM is our commitment to maintaining direct lines of communication between clients and our professional staff. Our area management system ensures multiple levels of property supervision, resident manager reporting and overall attention to client needs and concerns. Our experienced field supervisors are trained in all aspects of hands-on property management, and visit each site on a weekly basis.

 

Finally, DMM's project management system -- utilizing the latest software -- ensures up-to-date reporting on such critical indicators as collected rents, vacancies, pre-rented units, ownership distributions, etc Our accounting department also helps when it comes to year-end tax preparation, by providing full disclosure and an excellent audit trail.

 

Michael J. Tramontin

Prior to becoming President and CEO of DMM in 1998, Mr. Tramontin amassed a wealth of real estate development and property management experience. From 1982 to 1997 he owned a major provider of coin laundry equipment and service to the Southern California apartment industry. Under his direction, the company grew from 13,000 machines to more than 42,000 machines in 10,000 locations, the third largest in the state of California, at the time he sold his interest.

Mr. Tramontin also served as the designated broker officer of Realty Bancorp, a property management firm he incorporated, from 1986 to 1991. During his tenure there, he negotiated leases primarily for commercial office buildings and restaurants, and also was responsible for the management of the Trillium office and restaurant complex development in Woodland Hills, California. He was also Vice President, General Counsel with Emblem Development Corporation, an Orange County residential real estate developer; and from 1976 to 1980 he was a practicing attorney with the Beverly Hills law firm of Ball, Hunt, Hart, Brown & Baerwitz, where he specialized in real estate, securities, and corporate law.

Mr. Tramontin has been a member of the California State Bar since 1975 and a licensed California Real Estate Broker since 1981. He has participated on numerous national, international, and local trade association boards of directors and committees. In those capacities, he has also served as chairman of two international trade association conventions and has been a frequent speaker at various real estate industry seminars and workshops.

Mr. Tramontin earned both his undergraduate and law degrees from Loyola University of Los Angeles and his Master of Science degree in Finance from California State University, Los Angeles.

 

Anthony A. Greco

Dr. Anthony Greco comes to DMM from a long and successful development career. From 1983 to the present, he completed in excess of $75 million in real estate projects, and was responsible for land acquisition, loan negotiations, materials procurement and management, budgeting, staffing, insurance, accounting, marketing, escrow and property management. He also founded his own management consulting firm, Advanced Communication and Training Systems, and launched several new businesses in the community-based entertainment industry. While a member of the faculty at the USC graduate school, Dr. Greco created a new graduate extension program in Washington, DC, where he developed curriculum and taught classes to embassy personnel and Pentagon staff.

Dr. Greco earned his Master of Science Degree in Administration and his Doctorate in Instructional Systems Management at USC. He also earned an MBA Degree from Pepperdine University through the Presidential and Key Executives program, and was at the time the program's youngest recipient of PKE status. He also holds a General Contractor's License from the State of California.

 

Tony Fitzgerald

Tony Fitzgerald, senior Vice President of the Property Management Division, has been with DMM since 1999. With 20 years of experience managing properties in the Los Angeles Metro area, Mr. Fitzgerald knows the rental market. Mr. Fitzgerald implemented a rent increase program maximizing rental income for DMM clients. Mr. Fitzgerald has developed contacts with Police Departments and City Officials to deal with problem tenants. Mr. Fitzgerald is an expert in rent collection, code enforcement, health and safety and every other aspect of managing properties.

 

Mark E. MacFarlane

Prior to becoming Vice President of DMM, Mr. MacFarlane amassed a wealth of real estate development and real property  experience while practicing real estate law. Mr. MacFarlane is a designated broker officer of DMM and is responsible for negotiating leases and sales for commercial and residential buildings as well as monitoring the legal aspects of property management. Mr. MacFarlane is a member of the California State Bar and a licensed California Real Estate Broker .  Mr. MacFarlane earned his undergraduate degree in Managerial Economics from the University of California, Davis and his law degree from the University of the Pacific, McGeorge School of Law.
